Thermal imaging sees things the naked eye can't see.  Even after knowing where this leak was I could not see it without the camera.  This turned out to be a roof leak that the seller fixed before closing.

This is just one of eleven damaged areas of this roof on a brand new home.  Don't assume because it's new it doesn't have any issues.   Get it inspected before closing.

Sometimes the sellers do not know the condition of their roof.  These sellers were shocked when they saw my report and replaced the roof for my buyers.
